Get Your Rental Bond Back in Full

One of the most important things you’ll want when you vacate a property is for your rental bond to be returned in full.

The quickest and easiest way to get a bond refund is for the tenant and the property manager/owner to reach an agreement about how the bond is to be paid out.

You paid a lot when you moved in, and you want to make sure you get reimbursed the full amount of the bond that you paid when you move out, so we’ve got some tips for you so you can make sure you get your bond back every time you move out.

Here are our 5 steps to get your rental bond back in full.

Step 1 – Check your Entry Condition Report

When you vacate a property, it needs to be in the same condition as when you moved in with the exception of reasonable wear and tear. Unsurprisingly, reasonable wear and tear will mean different things to different people, especially your property manager and landlord. This is why it’s important to check your entry condition report to compare it to the state of your property when you’re moving out. Your entry condition report will have a record of major faults in the property when you moved in, so you know where to focus your attention when you’re cleaning and repairing anything before you move out.

Step 2 – Get a Moving Out Checklist

Most real estate agencies will have a checklist that you need to work through in order to get your bond back in full. This checklist will include reminders for what needs to be cleaned and additional administration such as your exit condition report.

Step 3 – Organise a Pre-Vacate Inspection

Before you officially vacate your property, organise a pre-vacate inspection with your property manager. This will give them an opportunity to let you know if anything needs further attention before you move out. It will also prevent any delays in getting your bond back because you’ll be able to action things before your tenancy ends.

Step 3 – Get a Professional Bond Clean

Getting a professional cleaner to do your bond clean is a great way to ensure you get your bond back in full as the cleaners are thorough and know exactly what needs to be done. This does come at a cost, but it will save you time. If you’re interested in having a professional cleaner complete your bond clean, talk to your property manager to see if they can recommend someone. This is always a good option as the cleaners will know what the property managers expect of them in terms of cleaning standards.

Step 4 –  Stay on Top of Reporting Issuesreporting issues

Throughout your tenancy, make sure you report issues as soon as they occur. It’s important to stay on top of these issues as you may be blamed for an issue if it’s not brought up. This will help keep communication open with your property manager or landlord, and it will increase the likelihood that your bond is returned in full at the end of your lease.

Get the bond back in full

Getting your bond back in full doesn’t have to take guesswork and stress. If you’re proactive about reporting issues to your property manager throughout your tenancy and take the time to clean your place to a high standard before you vacate, you should get your bond back in full.
